One of the main objectives in our overall Kanvi Experience is to ensure that we fully understand our clients, their background, as well as what stage of the process a client is at so that we can tailor the information accordingly with maximum relevancy. We have no interest in selling the families that walk through here a house, but rather, we want to ensure that families that are in the market and looking for a possible home, are effectively serviced according to their very precise background and needs. For example, if this is the fourth home you’re building, you will have different questions and expectations as if this were your first home build. We have a fairly robust process for us to understand our clients before we get started which is a brand standard, and we believe that it’s needed to ensure we appropriately address and tailor the interactions.
Our goal is to get it right and get you more information than what you’d likely have based on our industry standards today - to make the right decision for you and your family.
We want to know as much as we can about the home you're coming from. We like to know about your family, what works with your current home, what's lacking and what you could take with you. We pride ourselves on an individualized approach to finding the right fit and we want to make sure we tailor our service to you accordingly.
We'll ask you questions like where does the dog sleep? What's in your home that you like? What would you bring with you? These questions allow us to factor in the answers into our design that we present you.
We bring multiple disciplines under one roof to have the ability to view design through many lenses.
Architectural Design Technologists. We have an in-house team with years of home design and construction experience.
Senior Designer. Our Senior Designer stylizes our show homes, and works hand in hand with clients to determine their vision.
Kitchen Designer. We have a Kitchen Designer who is NKBA certified and has expertise crafting cabinetry.
Our CORE and CORE Essentials construction specifications have a high level of inclusions that make our homes desirable. From industry leading large windows, to soft close, full extension cabinetry - our inclusions make your home better.
We include items such as;
We use software to guide our internal teams during the design and build process. We believe in taking advantage of technology to move quickly and be more efficient. One of the benefits for our clients is the ability to see your home at it's current stage from the comfort of your couch. Our online home portal includes;
To say we’re detail oriented is a bit of an understatement. We’re detail obsessed. In our industry for most homes, and even highly custom ones, a set of blue prints is typically 10-12 pages long. This leaves lots of room for interpretation by staff and trades. We decided a long time ago to have over 30 pages per home that details things like tile patterns, flooring cut lines, all cabinetry, windows, doors, and more.
We do this to make sure all decisions are captured and easily understood by those tasked with completing the undertaking. It allows us to move faster, and more efficiently to get your home exactly the way you want it.
We've been doing this for over 12 years, and we have a philosophy around the best way to get you a home you'll love for years to come. We also believe including features both tangible and intangible that make the experience better and less stressful for all involved.
Knowing your knowledge of the home design and construction process allows us to tailor our service. We're typically the builder of choice for those that have built before. If this is your first time, get ready to learn invaluable information to help power your decision.
Experiences from building a home can vary widely, and depending on the kind of home that you built previously, the process could be quite different. We want to ensure our communications with you are on the same level as your current knowledge, this way you're getting the answers you want.
Open to above spaces are becoming popular again and offer impressive features to interact with daily.
Kitchens are the centre of a Kanvi home, and knowing that the kitchen is important to you will allow us to focus on it.
Or how about an ensuite that allows you to rest and recharge?
Let's look at the possibilities for your new home. We can explore all the options at this point and narrow down as to which ones are most important. We'll review everything you want and discuss your wish list in detail to make sure we're capturing the key features of your new home.
No two homes are built alike. Home construction is mostly a handmade product with a variety of processes and people along the way. Comparing homes from an ‘apples to apples’ perspective is quite hard, as no two home builders are the same. At Kanvi, we’ve created our own formula to deliver on a well-designed home, constructed with precision and a process that caters to our clients.
In-line Lot
In-line lots are the most common type of lot you’ll find in any new community. These lots are side by side with other homes and typically have the backyard face another backyard. These lots allow you to keep costs low for Architectural Guidelines and the price of the lot itself can be a bit lower.
Corner Lot
Corner lots round out the street and can be a great solution for those that would like access to extra parking. There may also be options to have a bit of a larger side yard and you don’t have a neighbor on one side. The pricing of a corner lot can vary, and Architectural Guideline costs will increase.
Pie Lot
Pie lots are great for those who want to create a backyard oasis. Pies are typically opposite corner lots and can be in cul-de-sacs. Offering an expanding backyard, costs for landscaping and fencing can sometimes climb.
Walk out Lot
Walkout lots are considered one of the best amenity style lots. You don’t face any other homes and you typically get a view of a storm water pond or a walking path or even possibly a lake! Walk out lots are usually the most expensive and the costing can increase more due to different construction and higher Architectural Guidelines.
